House Demolition Cost in Brisbane

There is no honest single figure for demolishing a house in Brisbane. A small lowset timber cottage on a flat block with easy access is a very different job to a large highset home with asbestos sheeting on a steep, narrow site. Here is what moves the price, and some broad ranges to frame a budget.

Why prices vary so much

Demolition quotes are built from a handful of factors. Two houses with the same floor area can be priced thousands of dollars apart because of what they are made of, what is in them and how hard they are to reach.

The main cost drivers

Size and construction

Bigger houses take longer and produce more waste. Construction matters as much as size: a timber house on stumps is generally quicker to dismantle than double brick on a thick slab, but highset homes involve more work at height and more stumps to pull.

Asbestos

Often the biggest variable. A few square metres of eaves sheeting is a modest addition. A fibro house with asbestos cladding, internal linings and a corrugated fibro roof can add a substantial amount. The removal is done by a licensed removalist, and the price depends on quantity, type (bonded or friable) and how accessible it is.

Access and terrain

Steep blocks, long driveways, narrow side access and tight streets all slow work down and may call for smaller machines or more truck trips. Blocks in hilly suburbs like Paddington, Bardon and The Gap are often more involved than flat blocks in the middle-ring suburbs.

What's below ground

Slabs, deep footings, old septic tanks, underground rainwater tanks, retaining walls and buried rubble all add removal and disposal time.

Extras on the block

Pools, sheds, garages, driveways, large trees and fences are usually priced on top of the house itself.

Approvals and fees

Certifier fees, council fees where development approval is needed, and service disconnection charges sit outside the physical demolition. Make sure you know which of these a quote includes.

Broad ranges

As a very rough guide only: a straightforward demolition of a modest single-storey Brisbane house, with little or no asbestos and good access, often lands somewhere between the mid-teens and the mid-thirties of thousands of dollars. Larger, highset or double-storey homes, difficult sites and significant asbestos can push it well beyond that. Pools, extensive concrete and complex approvals add further. None of this is a quote — prices shift with labour, fuel and tip fees, and every site is different.

How to compare quotes

  • Check whether asbestos removal is included or quoted separately
  • Ask whether stumps, slabs and footings are fully removed
  • Confirm who arranges service disconnections and who pays the fees
  • Look for disposal of all waste, not just the house structure
  • Ask what happens if unexpected asbestos is found

Ways to keep costs under control

Get an asbestos survey done early so the quote is based on facts rather than assumptions. Salvage and sell items with value, such as hardwood flooring or fretwork. Consider whether relocating the house is viable instead of demolishing it. And book the demolition with enough lead time that nothing has to be rushed.

FAQs

Common questions

Is asbestos removal included in a demolition quote?

Not always. Some quotes include it, others list it separately or exclude it pending a survey. Ask for it to be itemised so you can compare quotes fairly.

Why did my quote change after the asbestos survey?

Because the survey revealed what is actually in the house. The quantity and type of asbestos, along with hidden structures, change the work required. That is why an early survey leads to a firmer quote.

Can selling the house for removal reduce my costs?

Sometimes. A timber house in good condition may have resale value to a house removal company. Whether it covers part of your costs depends on the house, the access and the market at the time.
